Select is a New Jersey-based provider with nearly ten years of home warranty experience and a B rating from the BBB. Its three comprehensive plan options give homeowners high-quality coverage without compromising on costs. With affordable pricing, fair coverage caps, and three plans to choose from, Select Home Warranty is easily ranked as one of the best home warranty companies in the industry.

House Method’s’ experts rate the home warranty providers on several factors, including monthly deductibles, service fees, customer reviews, coverage, industry experience, annual limits, and more. We rated Select Home Warranty a 9.5/10 and the most affordable home warranty option because of its low monthly premiums of under $63 per month and industry-low service call fee of just $60. Select’s plans offer an excellent coverage value for a fraction of what other providers charge.

Select Home Warranty offers three plan options: Bronze Care, Gold Care, and Platinum Care. The Bronze Care plan is an appliances-only plan, with coverage on seven appliances for around $58 per month. The Gold Care Plan is the systems-only version of Bronze Care, covering six major home systems for the same price. The Platinum Care Plan is the Select Home Warranty combo plan; it offers comprehensive coverage on 16 total appliances and systems. For around $62 per month, Platinum Care combines the appliances and systems plans for one broad home warranty policy. Free roof leak coverage can be added to any of the plans as well. There are several add-on options offered by Select including lawn sprinkler system protection, septic system coverage, central vacuum, and much more.
With Select, you have up to three days to submit a claim. Claims are reviewed and accepted 24/7 by Select’s customer service team, and an appointment with a technician will be scheduled within 48 hours of claim submittal. Select Home Warranty also deploys its resources quicker for those who need emergency service, guaranteeing you will have your breakdown fixed as soon as possible. Unlike other providers, Select’s customer support will also answer questions via Facebook Messenger or on YouTube. Optional add-on coverages are systems, appliances, or other items (such as an entire guest unit) that can be added to your home warranty policy during the purchasing stage. These add-ons come with an additional fee that will be added to your monthly payment. Most home warranty providers offer similar options, such as swimming pool and spa, roof warranty, and well pump coverage. The cost of the item will vary depending on how much average repair costs are and how expensive the item is, to begin with. Pool coverage is typically more expensive than sump pump or well pump coverage. Like the systems and appliances included in plans, these add-ons also come with their own list of inclusions and exclusions. Before signing up, be sure to read the terms and conditions and the contract thoroughly to understand exactly what is and isn’t covered under your specific contract. For more detail, call Select Home Warranty today at 888-370-3953.
Add-ons available for coverage:
Air Conditioning & Heating
Coverage includes the primary floor air conditioning unit and system components such as condenser fan motors, compressors, condensers, thermostats, capacitors, relays, pressure switches, thermistors, cut-in switches, transformers, start assists, defrost boards, and blower motors, up to a 5-ton capacity. Window, wall, or portable air conditioning units are not included in the coverage offered by Select. If you want coverage for your wall units, American Home Shield covers ducted units, geothermal units, wall units, and mini-splits.
Heating coverage is similar–only the primary heating systems under a 5-ton capacity are covered. The HVAC system comes with an annual coverage limit of $2,000 per contract term on both air conditioning and heating, a combined $4,000. Each item is insured under the Gold Care and Platinum Care plans.
Electrical
Select Home Warranty covers electrical system components, including wiring, service panels, sub-panels, switches, breakers, outlets, junction boxes, and ground fault interrupters. The agreement does not cover damage to the electrical system caused by flood, fire, water, corrosion, lightning, or rust, and it doesn’t cover ductwork that’s been improperly sized or crushed. Visit the Select Home Warranty website for accurate annual caps and get a free quote.
Plumbing
Select covers the following plumbing system components: leaks and breaks in the water, drain waste, or vent lines not caused by damage resulting from freezing or from roots; toilet bowls, tanks, and flushing mechanisms; angle stops; and risers. Plumbing stoppages are also covered and include protection for drain, vent, and sewer lines up to 100 feet from the access point (except if damaged or blocked by tree roots).
The items excluded from plumbing coverage include water softeners, slab leaks, and polybutylene pipes. The plumbing system and plumbing stoppages are covered up to $500 each per contract term—$1,000 combined.
Refrigerator
Select covers all parts of a refrigerator necessary for its functionality. These parts include the control boards, compressor, thermostats, damper control, wire harness, evaporator fan motor, condenser fan motors, pressure switches, relays, contactors, start assist, and thermistors. Your refrigerator must be located within the kitchen to be covered under warranty.
Select covers up to $500 per contract term, and refrigerator coverage is included in the Gold Care plan and the Platinum Care plan. The sealed system is not covered.
Oven/stove/range
All components and parts of gas or electric ovens, ranges, and stoves necessary for their functionality are covered. The burners, control boards, thermostats, broilers, temperature controls, heating elements, igniters, ignition modules, and spark igniters are included in the warranty. Coverage does not protect the range hood.
The oven/stove unit is covered up to $500 per contract term.
Clothes washer and dryer
Like the coverage provided for your refrigerator and oven/stove/range, all components and parts of the washer and dryer necessary for the appliances to function are covered. Motors, drain pumps, control boards, gas valves, heating elements, igniters, thermostats, fuses, wire harness, ignition modules, tub bearings and assembly, and motor bearings are covered for both washers and dryers. Each unit has a maximum coverage limit of $500 per contract term or $1,000 combined.
Select has several exclusions from its home warranty policies. Select Home Warranty will not cover cosmetic issues or damage caused by the following:
Homeowners are often deterred from purchasing a home warranty because they struggle to justify the monthly payment. However, this will not be an issue with Select Home Warranty being the most affordable home warranty provider. Home warranties help you budget by allowing you to pay monthly payments and a small service fee for a repair or replacement, rather than the several hundred or thousand dollars that it may cost out-of-pocket. All three of Select Home Warranty’s policies are under $63 per month, and the low service fee of $60 makes the policy that much more affordable. Homeowners are typically able to justify having the policy in place after just a few breakdowns. In more rural areas, some homeowners can get a Select Home Warranty plan for under $42 per month and the Platinum Care plan for only $47. Here is the average cost for a Select home warranty plan in the U.S.:
Plan | Monthly Premium | Annual Cost |
Bronze Care | $57.67 | $599.99 |
Gold Care | $57.67 | $599.99 |
Platinum Care | $62.08 | $649.99 |
Add-on Costs
Each individual add-on item comes with its own fee. Select Home Warranty’s add-on pricing ranges from $3.33-$8.33 per month, or $39.96-$99.96 per year. Many home warranty providers charge $180+ annually for coverage on more expensive items—like pool coverage—but Select Home Warranty values having policies that can fit into anyone’s budget. Select Home Warranty considers its free roof leak coverage an add-on, so you have to add it to a plan while signing up, but the website notes that it’s $0/month.
Most service fees in the home warranty industry range from $60-$150 per service call. Select Home Warranty has an industry-low service fee of $60, which is undoubtedly the lowest of all the top-rated home warranty providers. When policyholders need a fix that will cost several hundred dollars, they only have to pay the $60 service call fee, and Select will cover the rest.
Select Home Warranty offers yearly home warranty policies like most other home warranty providers. Coverage kicks in 30 days after signing up and getting approved by Select. The company also does not require a home inspection before coverage starts, but it can request maintenance records for an item to ensure you have been keeping up with the appliances or systems. Select does not cover items that haven’t been adequately maintained or have been neglected by the homeowner. Items without maintenance records are subject to annual limits of only $150.
Select’s annual coverage limits are generous, considering the low service fee and monthly payment. All items within the policy come with coverage caps of $500-$2,000. The most important systems, such as air conditioning, heating, and water heater, all come with $2,000 annual maximum payouts. Most appliances within Select’s policies have $500 payouts.
Select Home Warranty’s coverage begins 30 days after enrollment and lasts for a standard 12 months with the option to renew at the end of the year. The company offers two extra months for free on a promotional basis. You can cancel your plan for free within the first 30 days of your contract. After that, you can still cancel at any time during your contract term, but you will have to pay a $75 cancellation fee. If you paid the annual subscription rate, you would get a prorated refund.

Below, we’ve compiled ratings from reviews across the internet and compared them to the industry average:

Reading customer reviews are an excellent way to gauge how a home warranty provider treats its current and previous customers. However, online reviews have to be taken with a grain of salt, as the majority of people only leave a review when they’ve had a horrible experience or an outstanding one. Select Home Warranty has resolved 1,469 complaints in the past year, we think it still may be working out the kinks when it comes to executing high-quality service for both their contractors and customers.
Select Home Warranty had a B rating with the BBB and has a “great” rating from Trustpilot (3.8/5 stars). Many customers say that Select has excellent customer service with courteous and professional representatives, quick servicing by local professional technicians, and clear communication in terms of contracts and terms.
Here are a few Trustpilot reviews from customers:
