Total Home Protection plans

Total Home Protection offers two home warranty plans, Gold or Platinum, with 18 optional add-ons that allow you to customize your plan to best fit your needs.

THP offers two plans:

  1. Gold (13 systems and appliances)
  2. Platinum (17 systems and appliances)

Total Home Protection cost

Total Home Protection plans are approximately $43 to $52 per month. These prices are based on quotes our team of secret shoppers at House Method received.

To get an accurate quote, you’ll have to provide your zip code to an agent at Total Home Protection. Home warranty costs are always location-based.

Service fee

Total Home Protection charges a $75 service fee, which is average for most home warranty companies. This means you’ll pay $75 out of pocket each time your claim is approved and a technician is sent to your home. Because your home warranty plan should cover some of the cost—if not the full cost—to repair or replace a covered item, this $75 is still relatively affordable compared to a $1,500 repair bill.

Always read your contract or ask a sales representative whether you’ll be charged for repeat visits if a problem persists—THP guarantees parts for 90 days and labor for 30 days.

States Covered

*Total Home Protection covers all states except for California, Iowa, Nevada, New York, and Washington.

Total Home Protection has a comprehensive list of add-ons that lets customers protect additional appliances and systems. For example, if you have a refrigerator in your kitchen and one in your garage, you can cover both with Total Home Protection’s optional add-on. This additional coverage option also applies to air conditioners, heating systems, water heaters, garage door openers, ovens, ranges, and stoves.

Total Home Protection offers coverage for septic systems and septic tank pumping, which is why we consider it the best home warranty for septic systems.

Coverage length

THP plans are one-year home warranties. Customers can pay the annual fee upfront and get one month of free coverage (13 months of coverage for the price of 12) or they can pay in monthly installments. Like most home warranties, Total Home Protection plans are renewable year after year. However, pricing has been increasing every year since home warranties are in high demand.

For this reason, House Method recommends enrolling in a three- or five-year home warranty and paying the cost up front if you can afford it since this will lock in your price for the next three to five years. The best part is that you can cancel at any time and receive a prorated refund less a small cancellation fee of $50. Total Home Protection’s cancellation fee is actually $25 less than most companies, which charge $75.

Coverage limits

Pricing is on the higher end of the spectrum compared to other home warranty plans we’ve evaluated. Unfortunately, coverage is capped at a low dollar amount between $200 and $500 per claim. That means THP will only cover $200-$500 for a repair or replacement that could cost $1,000. The homeowner would be responsible for the rest of the bill. House Method considers coverage caps above $500 per item to be generous.

In order to receive home repair service, the following must be true about the covered item …

  • Item and its failed parts are covered by your plan and explicitly written in your contract
  • It has failed due to normal wear and tear
  • It was in working condition on the effective date of your service agreement
  • It was installed properly
  • It has received routine maintenance
  • It has not been modified from the original manufacturer’s design or application

You can access a sample contract on Total Home Protection’s website under Terms and Conditions.

Service Calls

Total Home Protection accepts claims 24 hours a day, seven days a week. THP’s customer service strives to address claims within two business days or four days on weekends and holidays. It is up to the company’s discretion whether your repair request is an emergency or not.

Customers can:

After approving your claim, THP will schedule a mutually convenient appointment during normal business hours with an available service contractor. Like the majority of home warranty providers, Total Home Protection will not reimburse customers who hire a professional outside of the company’s network of pre-approved technicians.

Two thumbs way up! My stove broke on Monday and by Tuesday, I was back to cooking dinner for my family. Deciding to invest in a home warranty was one of the smartest things [I’ve] ever [done].

Also, I want to personally thank Tom in customer service. He was amazing. He listened and assured me I had nothing to worry about. He assited me in selecting and scheduling a contractor. Tom did a great job because the contractor was so knowledgable and experienced. He fixed my stove in a jiffy. Money well spent. Thank you.

Jonah G. on September 22, 2017

I had a great experience with Total Home Protection. After the hurricane, my home in Miami had issues and even though they don’t cover storm damage, they assisted me and covered my claim.

George D. on September 13, 2017

I had a great experience with this company. [I] just had my A/C fixed. The technician was prompt and professional. [I’m] overall very satisfied. Total Home Protection also gave me a great rate on my premium—much better than my previous company.

Total Home Protection ratings
