Sears is one of the longest standing names in the home improvement industry. A Sears warranty can refer to either the home warranty—offered through Sears Home Services—as well as appliance warranties for Kenmore products.
Unfortunately, the Sears name doesn’t reflect stability as it once did. If you’re a Sears Home Warranty or appliance customer, it’s likely you now question whether your home, systems, and appliances are still protected by Sears.
As home warranty experts, House Method can explain what both Sears warranties include, what to expect in the future from your coverage, and why you should consider a home warranty from another provider. Companies like Choice Home Warranty can provide the same comprehensive home services and support at a much more affordable rate. Below, we will look at both companies and compare their home warranty plans.

Sears Home Services provides home warranties, appliance repairs, maintenance, and even appliance cleaning assistance to homeowners throughout the United States.
Sears Home Warranty plans cover common appliances and systems, such as refrigerators, ovens, and electrical systems. The plans are designed to protect your wallet from unexpected costs when these appliances and systems break.
Sears Home Warranty plans operate like many other home warranties. Contract are typically 12 months and can be renewed on an annual basis. When a covered item breaks or malfunctions, you can report the issue to Sears Home Services and schedule a service appointment with a Sears service technician. Home warranty plans usually include an annual fee, costing an average of $719.88, and an average service fee of $88 per service visit.
Sears service technicians repair all brands and models of appliances and home systems. If the technicians can’t repair the covered item, a replacement is an option.
Sears Home Services offers three types of home warranty plans, including one for appliances, one for home systems, and one for both.
You can also customize your Sears Home Warranty with additional coverage and add-on options, including pool and spa equipment/pumps, septic tanks, pumps, and a stand alone freezer.
With all three plans, there is a limit of $10,000 per claim and an annual limit of $50,000. There is no limit on the number of service claims you can make each year. In addition, unknown pre-existing conditions are covered, and there is no product age limit.
In Sears stores or online, you can purchase home appliances such as refrigerators, dishwashers, HVAC systems, washers, dryers, and more. If you purchase one of these appliances at Sears, the warranty you receive comes from the manufacturer, not Sears. Just a few of the appliance brands Sears sells include:
If you purchase a Kenmore appliance, you in fact will receive a Sears warranty, since Kenmore is the store’s own brand.

Sears Protection Agreements are similar to extended warranties for appliance repairs and replacements. They cover:
Service is unlimited, and there is no deductible or fees. If an appliance can’t be repaired, Sears delivers and installs a new, comparable replacement. In addition, if your product needs more than three repairs in one year, it will be replaced.
Repair Protection Agreements have similar coverage but offer fewer guarantees and benefits.
Sears also offers Sears Purchase Protect, which covers small appliances that receive a lot of wear and tear, such as vacuums and floor care, power hand tools, electric lawn and garden tools, small kitchen appliances, bicycles, luggage, toys, and portable electronics.
To speak to someone about your home warranty or schedule a preventive maintenance visit, call the Sears Home Warranty customer service phone number. You can also make a claim through your online account.
Plumbing systems and stoppages are covered under the System Plan and the Whole House Plan.

The warranty for a Sears lawn mower is provided through Craftsman, which was owned by Sears until 2017. There is a 2-year limited warranty for Craftsman push lawn mowers and ride-on lawn tractors.
Most home warranty companies contract their service calls to local companies across the country. However, Sears Home Services employs its own service technicians through various regional hubs. With an estimated 7,500 service technicians, Sears Home Services has repeatedly experienced a shortage of available appliance repair technicians. Customers have lodged extensive complaints about Sears Home Services for failed service repairs or extended delays. A Chicago Better Business Bureau agency downgraded Sears’ rating to “No Rating,” while it investigated the service technician complaints.
Though Sears has been around since 1893, it has struggled in recent years to keep up with changing business models, e-commerce, and shifts in customer spending. The company filed for bankruptcy in October 2018, and the future of Sears is unclear.
The uncertainty around the business rightfully leaves customers questioning the state of the home and appliance warranties.
However, Sears warranties are still valid and coverage won’t be affected by the recent company changes.
“We want to assure our Sears Home Warranty customers that your contract will be honored and that your system and appliance coverage should not be affected by Sears Holdings’ decision to restructure under Chapter 11 bankruptcy,” the website states. Sears Home Warranty is largely managed by Cross Country Home Services. They expect no change to currently scheduled service appoints and future coverage.
In addition, a Member & Customer QA circulated in October 2018 noted that Sears is “honoring our warranties, protection agreements and guarantees as normal.” This includes Kenmore appliances.
Despite this assurance, it’s understandable if you still have Sears warranty concerns. What will happen with Sears isn’t guaranteed, and you don’t want to leave your home unprotected.
With so many home warranty companies in the industry, there’s got to be a better option that leaves you feeling secure—and may even be more comprehensive and affordable than what you’re getting with Sears Home Warranty. With a different provider, you can still continue to protect your Kenmore appliances and get more coverage compared to your Sears appliance warranty.
At House Method, we review the best home warranties, comparing coverage, prices, limitations, and other important contract details. For us, Choice Home Warranty comes out on top.
With Choice Home Warranty, you can expect comprehensive coverage at a low monthly or annual price, affordable service fees, and professional customer service.* Some of our other favorite things about this provider include:
Choice Home Warranty offers two warranty plans with basic and comprehensive coverage. Both plans are available for affordable annual or monthly payment, and you pay a service fee of $75 for each claim.
The Basic Plan includes the essential appliances and systems in your home. The Total Plan covers everything in the Basic Plan plus air conditioning, refrigerators, washers, and dryers. With both plans, you can select to include Optional Coverage items that aren’t as common, such as pools and spas (along with their equipment and pumps), septic systems, and second refrigerators.
Choice Home Warranty and Sears Home Warranty offer similar types of coverage, but the two plans differ in terms of the number of covered items, overall contract costs, service fees, and home improvement value.
Choice Home Warranty offers more coverage for more home appliances and systems. A Choice Home Warranty Basic Plan or Total Plan covers 14 and 18 items, respectively.* The Sears Appliance Plan covers 10 appliances and the Sears Systems Plan covers 11 items. Both plans have optional coverage for less common items, which can be added to any plan.
The table below describes the difference in coverage between each company’s plans.
|Covered Items*||CHW Basic Plan||CHW Total Plan||Sears Appliance Plan||Sears Systems Plan||Sears Whole House Plan|
|Air conditioning system||x||x||x|
|Garage door opener||x||x||x||x|
|Ceiling and exhaust fans||x||x||x (exhaust only)||x||x|
|Built-in trash compactor||x||x|
Both brands also offer optional coverage, not shown.
The options from Choice Home Warranty present homeowners with flexible coverage for more items that Sears Home Warranty. The lower-level plans provided by Sears make you choose between your appliances and systems, meaning you have to purchase the Whole House plan to have even essential items—like your stove and water heater—both covered.
In addition to covering more of your household appliances and systems, Choice Home Warranty’s competitive pricing makes it one of the most affordable warranties on the market today—plans start at about $1 a day. When researching home warranties, consider the price comparison between Choice Home Warranty and Sears Home Warranty’s monthly costs, annual costs, and the annual cost per covered item.
Sears Home Warranty offers less coverage than Choice Home Warranty at a greater monthly and annual rate. The Sears Appliance Plan covers 10 small appliances (such as a trash compactor or dishwasher) for $49.99 per month. That comes out to about $600 per year, or about $60 per item.
Choice Home Warranty’s monthly and annual costs are lower than Sears Home Warranty plans. For example, Choice Home Warranty’s Basic Plan covers 14 common household appliances at an estimated $30 per month.*1 If you divide the annual cost by the number of covered items, you would be paying about $27 per item each year. That includes larger appliances systems such as heating, electrical, and plumbing. With Sears Home Warranty, you’re paying more for less coverage.
|Company||Covered Items*||Service Fee||Monthly Cost1||Annual
|Annual Cost / Covered Item|
|CHW Basic Plan||14||$75||$30||$360||$27.71|
|CHW Total Plan||18||$75||$40||$480||$26.67|
|Sears Appliance Plan||10||$75||$49.99||$599.88||$59.99|
|Sears Systems Plan||11||$100||$59.99||$719.88||$65.44|
|Sears Whole House||21||$100||$69.99||$839.88||$39.99|
1 These prices are estimates and may not be the exact cost of your warranty. The price also includes one month free (13 months total) when you sign up for a single payment annual home warranty plan. Cost estimates are for a single-family home less than 5,000 square feet.
No one likes an unplanned repair or replacement, along with the surprise cost and inconvenience that go with it. Purchasing a home warranty can help cover these costs instead of paying the full price out of pocket.
The National Association of Certified Home Inspectors (NACHI) publishes the predicted life expectancies of common household appliances. The table below provides a framework for the cost to repair or replace household appliances and system, as well as a cost comparison between the Choice Home Warranty and Sears Home Warranty plans over the maximum lifespan of each item.
|Maximum life expectancy x annual cost per covered item under each plan|
|Appliance||Life Expectancy (years)||Replacement Cost||CHW Cost2 (over max lifespan)||Sears Cost2 (over max lifespan)|
|Central Air Conditioning System||7–15||$6,695||$400||$600|

“I got a home warranty in January after my heat pump failed. It was a quick fix, but I didn’t want to be out in the cold if it happened again. Well, 6 months later and my garage door opener stops working. Choice Home Warranty covered it just like they said they would … very satisfied customer.”
“My pool pump and timer breaker kept flipping off, so I called and CHW set up a vendor right away. They called, we arranged a time, and even though they had to come back to replace the breaker, everything worked out great. I had to pay a slightly additional fee since I had reached the $500 pool maximum, but that’s fine. I’ve gotten my money’s worth for my premium for sure.”
