More about North American Home Warranty

Years in business

North American Home Warranty ratings

North American Home Warranty isn’t Better Business Bureau (BBB) accredited, so it does not yet have a BBB rating. Note: companies pay for accreditation.

House Method gives North American Home Warranty 4 out of 5 stars. We love its prices and custom coverage for items that aren’t usually covered—like roof leaks and sprinkler systems—but North American is not BBB accredited and we’re one of the first review sites to evaluate the home warranty company.

Frequently asked questions

Which is the best home warranty company?

North American Home Warranty is in House Method’s top seven best home warranty companies. With premiums as low as $37.50 per month and $35 service fees—$40 cheaper than the industry standard—North American has the cheapest home warranty we could find. Some other features include optional add-ons, free estimates, good customer service, and national availability.

Can you buy a home warranty after closing?

Yes, you can buy a home warranty after closing on a house. A home warranty is an optional service agreement that homeowners, home sellers, rental property owners, and real estate agents can purchase through a home warranty provider of their choice at any time. Some sellers will buy a home warranty to cover repairs while the house is listed. They can transfer the home warranty to buyers, offering them coverage for a year, so ask your realtor if you’re covered before you purchase a plan.

What does a home warranty cover when buying a house?

Coverage varies depending on where you live, which company you choose, and the level of coverage you select. Some common coverage includes but is not limited to an electrical system, plumbing system, HVAC, refrigerator, and a clothes washer and dryer.

Every home warranty plan has different exclusions and limits, so request a sample contract before you sign. Remember, a home warranty will only cover what is explicitly written into the contract. The repair and replacement of select home appliances and systems are only covered if the item breaks from normal wear and tear. Some home warranty companies may require a receipt of service to prove the appliance or system was properly maintained before it failed or malfunctioned.

Are home warranties worth the cost?

Our short answer is yes, House Method believes home warranties are worth the cost. A home warranty guards against costly repairs and replacements of major home systems and appliances. The amount of money you can save in the long run is substantial since you’ll often only pay a relatively small service fee. Most homeowners will request service two to three times a year. If you’re on the fence, we recommend North American Home Warranty. Its premiums and service fees can’t be beat.

How long do home warranties last?

Home warranty plans usually last a year before you’ll have to renew them. Some home warranty companies allow you to lock a price in for three to five years at a time. You also have the option to pay monthly.

Another reason we recommend North American Home Warranty is that it doesn’t limit coverage length. There is no minimum contract length for monthly plans and annual plans can be canceled at any time. If you cancel before your plan is up, you’ll receive a prorated refund for the remaining duration of your home warranty coverage.
