Best home warranty overall

Choice Home Warranty offers comprehensive home protection plans that guard against the high cost of repair or replacement on properly maintained major systems and appliances. It offers two plans—a Basic Plan and a Total Plan—with the option to customize add-ons, like coverage for your well pump or a second refrigerator.

Choice Home Warranty covers systems and appliances that break from general use and normal wear and tear. Because the company Choice Home Warranty does not deny coverage based on the age of your home or its systems and appliances—as long as you’ve taken good care of them—and it does not require you to get a home inspection before getting home warranty coverage, this provider gets our vote for best home warranty for older homes.

Coverage length

Choice Home Warranty coverage begins exactly 30 days after your enrollment and ends 365 days after the start date. If you’re covered by another home warranty provider and are able to prove that there have been no lapses in coverage, Choice Home Warranty will start your new coverage immediately after your old coverage expires. You can also renew your Choice Home Warranty plan year after year if you decide.

Coverage exclusions

As long as your appliances and systems are in good working order and properly maintained, Choice Home Warranty does not deny coverage based on the age of your home. The warranty plan is intended for home repairs or replacements that occur from everyday wear and tear. If you move into an older home—10 years and up—and you aren’t sure how long your working appliances or systems will last, a Choice Home Warranty plan is a viable option.

You don’t want to get stuck paying out-of-pocket for something you’ve just acquired. You also don’t want to get stuck paying for a repair or replacement that wasn’t covered under your home warranty plan. With Choice Home Warranty, you can customize plans to best fit your needs. If you buy a home with a pool, for instance, you might want to consider adding that coverage to your Basic Plan or Total Plan.

Choice Home Warranty doesn’t cover any failure or malfunction that’s caused by insufficient maintenace—including rust or corrosion—collapsed ductwork, or known and unknown pre-existing conditions.

Familiarize yourself with the Choice Home Warranty terms of service—there could be exclusions to certain systems and appliances listed in your coverage plan. A sample contract is available online so you understand what is and isn’t covered. For instance, carbon monoxide alarms and smoke detectors are not included in the electrical system coverage. However, all components and parts, including built-in bathroom exhaust fans are covered by Choice Home Warranty.

Choice Home Warranty claims

You’re responsible for filing a claim as soon as you discover an issue with your appliance or system. The good thing is that Choice Home Warranty has a customer service line available 24 hours a day, 7 days a week, 365 days a year—a rare benefit among home warranty companies. You may also submit a claim online through the Choice Home Warranty claims portal.

Once you submit a claim, the company will contact an authorized service professional within 48 hours—or four days if you call on a weekend or holiday—to address the issue. The service professional will then call you during business hours to schedule an appointment. Choice Home Warranty maintains the right to determine whether or not your call constitutes an emergency. If it does, the company will do its best to expedite the process.

More about Choice Home Warranty

Years in business

Choice Home Warranty is 10 years old. It has been in business since 2008. It has just enough history in the 47-year-old home warranty industry to master the balance between personable customer service with customizable coverage and modern conveniences, like accessing sample contracts and submitting claims online.

Choice Home Warranty ratings

The Better Business Bureau (BBB) has given Choice Home Warranty a B- rating based on 1,402 Choice Home Warranty reviews.

Consumers Advocate has awarded Choice Home Warranty a score of 9 out of 10 based on 1,768 consumer comments and reviews. This nearly perfect rating is attributed to Choice Home Warranty’s comprehensive coverage, comparably low annual prices, flat fees, and easy claims process. Consumers Advocate also emphasizes that Choice Home Warranty, unlike many of its competitors, doesn’t impose an annual cap on payouts.

House Method gives Choice Home Warranty 5 out of 5 stars. We believe it’s the best home warranty company overall. Pricing is competitive, its service fees are normal, and the lack of coverage caps makes a huge difference in cost—or savings rather. An important criterion to our review team is that the age of home systems and appliances doesn’t affect coverage. It also has above-average reviews across multiple platforms.

Choice Home Warranty reviews

Punctuality and an easy claims process are often highlighted in Choice Home Warranty reviews.

One review submitted reads:

“I have been a Choice customer for several years now, and their customer service and their response to my claims has never been short of excellent. My furnace went out on Saturday afternoon, and by Sunday morning, a technician was already diagnosing the problem. After ordering the faulty part, within a few days the furnace was fixed. Thank you, Choice, for your excellent dispatch process.”—Judy L. on December 13, 2018

Another review says:

“I’ve only submitted two claims but both were scheduled technician visits [within] 24 hours. The technicians were extremely professional, they were very friendly, and extremely technically competent. So glad I picked Choice Home Warranty.”—Joseph G. on December 17, 2018

Another customer left the following review:

“On November 16, my carbon monoxide detectors activated. The fire department confirmed the presence of CO and shut off the furnace. Frequently asked questions

Which is the best home warranty company?

We believe Choice Home Warranty is the best home warranty company overall. Pricing is competitive, service fees are standard, coverage is customizable, customer service is available after hours, and Choice doesn’t cap coverage, which is a truly unique perk compared to other top home warranty providers. Perhaps most of all, Choice Home Warranty reviews from verified customers are above average.

Choice Home Warranty is also the best home warranty company for older homes since the age of home systems and appliances doesn’t affect coverage.

How much does a Choice Home Warranty cost?

Choice Home Warranty coverage costs $29–$42 per month. You can pay an annual premium upfront or pay monthly installments. Sometimes, if you opt into three- or five-year coverage, you can lock in a price. Otherwise, premiums are subject to increase year after year upon renewal. Choice Home Warranty also offers one month free on a promotional basis for a contract length of 13 months.

Are home warranties worth the cost?

Yes, we, at House method, believe home warranties are well worth the cost for three reasons. First, you’ll trade costly repairs that sometimes cost thousands of dollars for about $35 per month, which is the price of dinner for two—if you’re lucky. A home warranty is especially worthwhile in times when your budget is thin and your nerves are shot, i.e. during the holiday season or when you close on a new house. Second, don’t overlook the peace of mind you’ll feel when your major home systems and appliances are protected. And finally, your home warranty provider gives you access to a network of licensed professionals in your area. You won’t have to read plumber reviews or ask your neighbors for a referral ever again.

Do you need a home warranty?

Almost everyone can benefit from a home warranty. Homeowners, home sellers, home buyers—especially first-time buyers, real estate agents, and rental property owners can reap the rewards of a home protection plan. Exceptions include homeowners who just built a brand new house and are covered by a builder’s warranty, renters, and homeowners who recently remodeled their home with new appliances and systems that are covered under a manufacturer’s warranty.
