Service fee

Every home warranty company charges customers a service fee each time their claim is approved. This money goes straight to the licensed technician who will complete your home repair service. Fortunately, American Residential Warranty’s service fee is $20 less than the industry standard. Customers will pay $55 per claim rather than $75.

Coverage length

Customers will get one year of home warranty coverage when they sign up at American Residential Warranty. It’s currently running a promotion for two months free, which means you’ll get 14 months of coverage for the price of 12.

Coverage exclusions

American Residential Warranty’s plans, bundles, and optional add-ons are comprehensive. Unfortunately, our team did find one tiny loophole in its sample contract. The coverage cap of your home warranty repairs and replacements will depend on the age of your systems and appliances. Here’s what the sample contract includes:

“For appliances and systems over 10 years old, the 12-month limit of liability is $300. If the repair is over $300 or parts are not available to repair the equipment, a $300 replacement allowance will be paid to the customer. This allowance will increase by $50 for each full year the customer has been in the program up to a maximum of $500.”

“For Central Air Conditioning Systems or Central Home Heating Systems over 10 years old, the 12-month limit of liability is $600. If the repair is over $600 or parts are not available to repair the equipment, a $600 replacement allowance will be paid to the customer. This allowance will increase by $50 for each full year the customer has been in the program up to a maximum of $1,000.”

American Residential Warranty is the first and only company we’ve reviewed that has limitations regarding the age of covered items.

Additionally, covered items must break due to normal wear and tear. Although, customers can purchase the Deluxe Advantage add-on to cover items that have been improperly installed or modified.

  3. American Residential Warranty will choose a local, licensed professional to evaluate your broken item
    • Note: Customers will not be reimbursed if they choose to hire an independent contractor or order parts or replacements on their own
  4. Pay the pre-approved technician $55 upon arrival
    • Note: Repairs are guaranteed for 30 days, so customers will not have to pay a second service fee if the repaired item fails again within a month of your initial claim
