I picked up the phone and called every home warranty company on this list. The representative for Liberty Home Guard had a polite, friendly manner and wasn’t pushy. Its online customer reviews are some of the best in the business. 

Pricing for policy premiums falls within the range of other home warranty service providers, though its service fee is on the high end. Unlike homeowners insurance, policyholders don’t pay a deductible when something breaks down. Instead, most protection plans charge a service fee. Homeowners should factor this into the overall cost of the home warranty when choosing a service provider.

Nebraska Home Warranty Companies I Didn’t Include

Unfortunately, not all home warranty providers act in good faith. If a company has an unclear contract, uses aggressive sales tactics, or if they have poor customer feedback, you’ll want to steer clear. There are two home warranty companies in Nebraska that I simply can’t recommend.

Service Plus Home Warranty has a spotty reputation and an abysmal Better Business Bureau rating of B and 1.12/5 stars. In 2021, the company had to pay a settlement of $400,000 to the Office of the Attorney General for deceptive marketing. When I applied for a quote online, they immediately spammed my phone with texts and calls, even though I had unchecked the box to receive texts. 

US Home Guard is another home warranty provider with an F rating on the Better Business Bureau website. Complaints include fraudulent marketing that uses scare tactics — Your home warranty is about to expire! — through mailers sent to homeowners that had never been customers. 

I’m a big believer in “how you start is how you’ll go on,” and can’t recommend companies that start their relationship with deceptive and aggressive marketing tactics.

Liberty Home Guard delivered on its strong industry reputation in all of my interactions with the company.  The company operates with a high level of integrity. For example, they do not auto-renew contracts but check if you want to renew, and customers can opt-out for any reason at any time during the contract period and receive a partial refund.

Salespeople answered questions, had data on Nebraska readily available, and gave me time to think about the purchase without complaint or pushiness. I like that Omaha is one of their top well-covered areas. According to a company representative I spoke with, the average response time of four to ten hours for their last 30 claims. 

There’s not much to dislike about Liberty Home Guard. I had an overwhelmingly positive experience. However, the prices for some of their additional coverage options can be higher than competitor’s prices. And some homeowners may not need any of those add-ons or find them useful. 

Liberty Home Guard is my top pick for Nebraska. Thanks to their large network of service technicians, you won’t wait long for a call. And their app makes it easy to file and track claims. From their friendly service to their large list of customization options, they’re a winner in my book.

Liberty Home Guard divides its coverage plans by either covering appliances or home systems. These options could be convenient if you’ve purchased appliance coverage through your local energy company or separate warranties from the manufacturers. All plans start within 30 days of purchase. 

The systems plan covers ductwork, an air conditioner, plumbing systems, heating systems, electrical systems, and water heaters. The appliance guard plan covers all your major appliances – including garage door openers, ceiling fans, exhaust fans, and garbage disposal. If you want it all, select the Total Home Guard plan. It combines the coverage of both the systems plan and the appliance plan. If you don’t have separate coverage of either systems or appliances through warranties, it’s your best and most comprehensive coverage plan. 

All plans offer two months free if you pay the entire year in advance and additional months free if you prepay for additional years. When I spoke to the customer service representative over the phone, he offered a year of the Total Home Guard coverage plan for $575, an additional $24 less than the online quote. A call to inquire about pricing on a holiday weekend sweetened the deal with an offer to lower the service fee to $85. According to him, better offers are available when you call.

Liberty Home Guard takes customization one step further. If there are specific items you wish to have covered that are not currently offered, LHG asks you to reach out to them. You’ll need to provide the make and model of your system or appliance, and they claim they “will make every effort to determine if we can provide you with specialized coverage for those items.”

Exclusions

All of Liberty Home Guard’s plans exclude the following: 

  • Flues, vents, chimneys, and exhaust lines
  • Electronics, computerized, “smart,” or Internet/enabled components and parts
  • Filters associated with any covered items

Liberty Home Guard’s pricing is in line with industry standards for their three coverage plans. Some add-ons cost slightly more than competitors charge — for example, a sump pump is  $8.99 more a month versus $3.33 from Choice Home Warranty. To get the best deals, pick up the phone or place a call. 

When secret shopping, I applied for a quote online and spoke to a customer service representative over the phone. The online form was quick and easy to complete. The customer service representative had a friendly demeanor. He didn’t react poorly when I said I needed a day to think about buying the plan and gave me his direct number to call back. 

The agent answered all my questions and volunteered helpful information I hadn’t thought to ask – for example, contracts do not auto-renew, so there are no surprise credit card charges. The renewal department calls 60 days prior to your contract’s expiration date to see if you want to renew.  However, he jumped directly to offering the Total Home Guard plan and didn’t ask any exploratory questions to determine if it was the best plan for my house. Plus, some negative reviews are swirling around online regarding items not being covered under warranty and a long waiting period (30-60 days) in the sample contract, so we scored Liberty a 7.8 out of 10.

Liberty Home Guard has been in business since 2017. While a newer home warranty provider, they have built a strong reputation. Customer reviews on Trustpilot award them 4.7 out of 5 stars, a positive rating that’s almost unheard of for the industry. Reviews mention great customer service and quick claim resolution. 

Negative customer reviews primarily relate to misunderstandings about coverage and reimbursement, fairly common complaints for home warranty plans.

Note (as of 2/14/24): The Better Business Bureau recently shifted LHG’s A+ rating to “NR.” We reached out to a representative from the Better Business Bureau, and they told us, “This business is not currently rated. BBB has recently received numerous complaints against this business and will issue a rating after it has fully evaluated them.” When asked about whether they revoke ratings after an increase in complaints, the rep said, “Yes, if they feel they need to review the complaints first before issuing an accurate rating.” This scenario has happened to LHG twice in the last two years, but each time the BBB has restored its A+ rating after a thorough review.

Once you sign up for a Liberty Home Guard policy, the company sends a link to set up your customer portal on their app. It’s easy to file claims through the app or by calling their service center. You can even track your service technician’s progress and arrival times. 

According to the representative I spoke with, the average response time for the last 30 claims in Omaha, Nebraska, was just 4-10 hours. A recent partnership with Progressive Insurance has widened the company’s network of technicians exponentially, and Liberty Home Guard has a strong presence in the area. 

Homeowners nationwide can purchase a Liberty Home Guard policy. Nationwide availability shows that the company has done the work to follow regulations in multiple states, increasing its trustworthiness. They also have the financial resources to pay out claims.

An excellent choice if you have high-end, luxury appliances or a finicky HVAC system, American Home Shield has the best coverage limits in my research. While other companies put the maximum at $2,000 or $3,000 for HVAC work, American Home Shield gives you up to $5,000 in coverage. Under the ShieldPlatinum plan, you’ll receive $4,000 in appliance coverage and roof leak coverage. 

For homeowners with expensive appliances and systems that they want to protect, American Home Shield has a clear advantage over their competitors.  Their Shield Platinum Plan even gives you free HVAC tune-up. The company’s policies include up to a $50,000 limit for the whole year’s coverage under every plan.

Customer reviews indicate dissatisfaction with American Home Shield’s customer service. Complaints range from difficulty in reaching anyone to help with a claim to a lack of service technicians in their area.  When I spoke with a customer service representative, I specifically asked about their network in Nebraska, and her answers did not comfort me.  

While the woman stated that the company had 17,500 contractors and 45,000 service technicians in their entire network, she was unable to provide  Nebraska-specific data. Any attempts to pin her down to an average response time or the number of technicians in the Omaha area failed — she talked around the question.

American Home Shield’s service fees also run a little higher than their competitors.  For homeowners with older homes and appliances, service fees could mount up quickly. 

Homeowners with luxury appliances and complex systems will receive the most protection from an American Home Shield home warranty. If they can afford a higher service fee, it lowers their monthly costs. Just be aware that, like most home warranty providers, there’s a 30-day waiting period before your policy kicks in.

American Home Shield sells three service plans. At their most basic level, ShieldSilver, your heating and air conditioning systems, electrical systems and accessories, and plumbing systems and accessories all have coverage. But it doesn’t cover any appliances. The next plan, ShieldGold, includes everything in the ShieldSilver plan, plus kitchen and laundry appliances. With ShieldPlatinum, you get everything else plus roof coverage – a rarity in the home warranty industry. 

It’s when you look at coverage limits that American Home Shield stands out from the crowd. The HVAC limit is $5,000 per system; the appliance limit is $2,000 per appliance under the ShieldGold plan and $4,000 per appliance under Shield Platinum, Shield Platinum even covers $250 of code violations, permits, and modifications. 

Their website currently offers 40% off their most popular plan. Service fees can be higher or lower depending on what you choose to pay monthly. For example, if you select the ShieldGold plan with a $125 deductible, the monthly fee is only $44.93. If you choose a $100 deductible, the fee rises to $51.35. While this gives you flexibility to adjust your monthly fees, it can be confusing.

American Home Shield’s exclusions are industry standard. If you opt for two of their higher-tier plans, you still get a lot of bang for your buck.

  • Repairs due to mold
  • Appliances not covered under the ShieldSilver plan

The higher service fees knock a few points off American Home Shield’s affordability. If you end up using your plan a lot, the $100-$125 fee can add up. However, you get amazing coverage for those fees, and you can always lower the service fee by paying more monthly.

While their monthly fees are comparable to competitors, it’s confusing to have the option to adjust them based on the service fee. Their website doesn’t do a good job explaining this, and I only understood after asking the service representative several questions.

On the positive end, American Home Shield’s 30-day waiting period before coverage starts is better than most competitors that make new customers wait 60-plus days before their plans kick in. Navigating AHS’s website is user-friendly,  allowing easy access to obtaining a quote, reviewing pricing, and exploring optional add-ons as you make decisions about selecting your plan.

However, my personal experience with an AHS rep over the phone wasn’t ideal.  Answers sounded as if they came from a script. The representative had difficulty understanding my questions and could not give specific answers, just rote references to the company’s five decades in business and large network.  The representative had one goal – to close the deal – and made it hard to politely get off the phone.

Unfortunately, American Home Shield has a lower reputation.  The company has a Better Business Bureau score of B, and over 11,000 customers have given them just 2.12 out of 5 stars. Complaints often address poor customer service, the lack of qualified service technicians in their area,  and difficulty canceling their contracts. 

In reading reviews, it’s obvious that experiences vary widely and depend on the local service technicians. Longer-term customers mention a recent decline in customer service.

It’s stressful to file a claim with an insurance company — the last thing you want is to go through the whole process and receive a denial letter. Choice Home Warranty has a 90% claim acceptance rate. You can file a claim online or by calling their helpline, and both are available 24/7/365 days a year. 

Choice Home Warranty works with local service providers. It begins looking for a provider within four hours of your request, but the contract says that it can take more than 48 hours for a service provider to accept the request. The time frame between a service provider accepting the request, however, was unknown, and the customer service representative I spoke with didn’t have a concrete answer to the question. 

Information is not easy to find or clearly disclosed on Choice Home Warranty’s website unless you provide them with your contact information. While the contract is public, plan options and coverages, fees for add-on coverage, and pricing are unavailable publicly. It also has a much smaller list of add-ons than other competitors. 

The Basic plan has odd exclusions – such as your refrigerator – which are almost always included in other company’s cheapest plans. Judging from customer complaints and a rating of 1.04 stars out of 5 stars on the BBB website Choice Home Warranty fails to communicate exclusions and coverage limits to subscribers properly. 

In two different phone calls, customer service representatives did not maintain consistent pricing when telling me the standard, undiscounted annual fee for the Total Plan. Discounts offered ranged from a flat $100 off to $100 off plus one month free (which resulted in a total discount of $140). However, to get the second option, you had to pay in advance. 

I find it concerning that the company’s representatives quoted different base prices for the same plan and, when I asked about this, didn’t have a good answer. Also, the first representative said I had to pay a year in advance, whereas the second representative said that I could pay monthly. Poorly trained sales representatives who give buyers inconsistent information lowers my confidence in the company.

Choice Home Warranty makes it easy to choose between their two plans, with simple pricing and a clear table of coverage options. For homeowners concerned about both easily filing claims and claim approval rates, they have a reassuring reputation. After 15 years in business, there is not much risk that they will be unable to cover a claim. 

Their BBB customer reviews do cause some concern, and I’d advise homeowners to look at reviews specific to Nebraska. Because the company uses local service technicians, experiences with service calls will vary.  However, the company always responds to and attempts to resolve claims.

Choice Home Warranty sells two simple plans: Total and Basic. For some homeowners, overwhelmed by comparing multiple plans, this may be a relief. 

Both plans cover your homes’ heating, electrical, and plumbing systems. Covered appliances under both plans include your stove, cooktop, dishwasher, built-in microwave, and garbage disposal. Only the total plan covers your washer/dryer and refrigerator, as well as your air-conditioning system. 

In my first call with Choice Home Warranty, the representative quoted the fees listed below. However, two days later they called back and said that the annual fee for the Total Plan was typically $725 (not the $760 from the first call), but they had a special to reduce it to $585. If you pay the year in advance, you receive a month free and save a $2.50/month service charge. 

Customers have a smaller list of add-ons that they can choose from, which may not be enough to cover your needs.

Choice Home Warranty offers two clear pricing plans, both reasonably priced in comparison to competitors. There is a cancellation period of 30 days for a full period, but you can still cancel and receive a prorated amount of unused months as a refund after the 30 days. 

Current online promotions include locking in last year’s pricing, $75 off, and one month free.  While promotions and discounts are likely to change throughout the year, the service representative told me that the company only offers one discount at a time. The policy is cancellable at any time for a partial refund. 

Unlike other home warranty companies, you cannot pay for your policy in monthly installments and still receive a discount. The full annual fee is due up-front. If you’re on a budget, this isn’t ideal. 

Online quotes are delivered quickly and within three screens in a seamless process. Emails and phone calls rapidly follow after you submit a request for a quote. However, the second service representative I spoke with on the phone sounded bored and disengaged. He rushed through answers and did not ask any follow-up questions.  

Choice Home Warranty has been in business for fifteen years. Over that time, it has built a strong reputation. Their high claims approval rate receives praise, as well as their 24/7 accessibility. 

Like any home warranty company, some customers do have complaints. Customer reviews primarily relate to service technicians and misunderstandings about coverage. The business always responds to and attempts to resolve complaints.

Choice Home Warranty has 24/7/365 days a year availability for filing claims, both online and over the phone. They promise to begin looking for a service provider within 48 hours, and they pay out a high percentage of claims.

Nationwide availability is a measure of trust in a company’s legitimacy. It indicates that they are in compliance with the regulations in multiple states and have the financial resources to pay out claims. A newer company with fewer resources might struggle to pay out claims if a large number came in at once.

Not only does Select Home Warranty have reasonably priced plans, but it also has one of the lowest service fees in the business. Competitor’s fees range from $100 and up, but Select Home Warranty charges a $75 service fee for each plan. It’s a great pick for budget-conscious shoppers. 

As one of their largest networks, according to the customer service representative, the company dispatches service technicians within 24-48 hours. And workmanship is guaranteed up to 90 days. 

While fees are cheap, judging by online reviews, you might get what you pay for – customers don’t sound very happy. Policies have limited add-ons, which would not work for luxury homes with many features.

 I found the customer service representative to be pushy and abrupt when trying to sell a policy. He did not ask exploratory questions or inquire about why I’d asked for a quote.  His goal was clearly to get my credit card information, which I found off-putting.

Typically, companies put their best foot forward when they’re trying to win your business.  A negative experience at the beginning does not bode well for the rest of the relationship. 

Select Home Warranty gets the job done – with a large network in Nebraska and a 24-48 hour response time. While its customer service representative could have been friendlier, its low prices and cheap service fee make it a good value.

Select Home Warranty’s three plans give homeowners plenty of options to protect their appliances and systems. The Gold Care plan targets homeowners who only want to protect their systems, the Bronze Care serves those who need appliance coverage, and Platinum Care does both. Under the Gold Care Plan, you can sleep well at night knowing that your air conditioning, heating, plumbing, and electric systems have protection. The plan also includes ductwork and the hot water heater. 

If you’d rather not have your refrigerator go out when it’s full of food before the big game, pick the Bronze Care Plan. Appliances it covers include the refrigerator but also the washer/dryer, stove, garbage disposal, dishwasher, a built-in microwave, and cooktop. 

The Platinum Care Plan combines Bronze Care and Gold Care and adds on plumbing stoppage, garage door opener, and ceiling fan.

Select Home Warranty has one of the cheapest service calls in the business, $75  a service call versus $100 to $125 at some competitors.  Monthly pricing is comparable, or cheaper, than competitors and they frequently offer discounts. If you want protection but don’t want to break the bank, they’re an excellent choice.

Potential customers can request a quote online but cannot purchase it online. Within a few screens, various plans and pricing appear in an easy chart format. I spoke with a representative on the phone who was short and to the point, rushed through answers, and hung up abruptly when I indicated that I was only comparing options and not ready to buy. 

Select Home Warranty has mixed reviews and scores from its customers. While the company has a B rating on the Better Business Bureau, customers rate it 1.43 out of 5 stars. Customers claim that the company refused to pay the full amount of repairs, denied every claim they submitted, or took too long to make repairs.  

The company fares better on Trustpilot, with a higher score of 3.8  out of 5 stars. While negative reviews skew toward actual service and coverage, positive reviews mention that the sales service was great. The patterns in the reviews make me wonder if the company works to get your business, and then service falls off once you make a claim.

AFC Home Warranty has the most coverage plans and options within those plans.  It also offers the ability to lower your monthly premiums when you agree to pay a higher service fee.  The company clearly values flexibility and serving customer needs. 

Its website offers a comprehensive overview of plans, answers questions clearly, and makes it easy to apply for quotes and submit claims.  The company operates with a high level of transparency. 

In many cases, the monthly pricing for add-ons is the highest I’ve seen in the business. A sump pump costs $35 a month, as compared to $8.99 a month with Liberty Home Guard or $3.33 a month from Choice Home Warranty.

Unfortunately, customer reviews indicate a high level of dissatisfaction with their home warranty. Many of them were unaware of coverage limits and replacement policies. The company makes sample contracts available online, so it’s wise to familiarize yourself with them.

If you’re not looking for additional coverage with your home warranty plan, AFC Home Warranty provides a good variety of options within its standard plans. The Diamond Plan includes home electronics — unusual in the industry — which would be great for homeowners who’ve invested in expensive electronics. Homeowners even have flexibility in whether or not they pay a high service fee. 

I found it easy to navigate its up-to-date and user-intuitive website. Its comprehensive FAQ sections answer most questions that you might have, and a customer service representative will help with the rest. 

AFC Home Warranty scores high for the number of plans and coverage it sells.  No other competitor gives homeowners four plan options. You can lower the pricing on any plan by choosing a higher service fee — similar to how a high deductible under homeowners insurance typically lowers your premiums.


The Silver Plan works best for homeowners concerned about appliance coverage. Nine common household appliances — everything in the kitchen from the refrigerator to the garbage disposal, your washer/dryer, and a garage door opener — will have protection. 

Building on the Silver Plan, under the Gold Plan your air conditioning and heating system, electrical systems, plumbing, water heater, and ductwork all receive coverage. Once you’ve reached the Platinum Plan, you receive all of the benefits of the Silver and Gold Plan plus plumbing stoppages, an ice maker, faucets, a built-in microwave, exhaust, attic, and ceiling fans. 

Paying an additional $35, approximately, for the Diamond Plan might not be worth it. AFC’s most comprehensive plan also covers electronics and exterior water and sewer lines. While an exterior sewer line repair can be quite costly, if you know that your line is newer and in good condition, this plan could be overkill.

Before accepting service requests on HVAC systems, the company requires that you submit an annual maintenance log from licensed technicians. If a technician made a recommendation on a prior visit and you didn’t have the work done, you forfeit coverage.

For homeowners who struggle to keep track of receipts and records, this extra step could prove to be a barrier to receiving service, and an annoyance.

By far the most expensive option of any competitor, the Diamond Plan carries a steep price tag. However, it also covers items that no other plan includes (exterior water and sewer lines). Other plans have prices in line with their competitors and currently offer discounts.

A nice bonus to AFC’s plans is that you can lock in pricing for five years.  If you plan on staying in your home and want long-term protection at affordable rates, it’s a great option. 

The online customer experience receives high marks. I appreciate it when I can find everything I need online and in writing because I can verify what I’m told over the phone. Online information included sample contracts, the coverage under each plan, and pricing. 

The customer service representative had a polite demeanor and patiently answered all my questions, particularly when I acted confused about the different service fees. I didn’t feel rushed or pressured to make a purchase. 

While AFC Home Warranty has a B rating from the Better Business Bureau, customers who’ve left reviews have given them just 2.85 out of 5 stars. It ranks only slightly higher on Trustpilot, with 3 out of five stars, and does best on Google reviews. 

Most reviews mention that AFC Home Warranty denied claims that the homeowner thought valid, that the service technician was unable to repair the item, and that the contract’s fine print misled the buyer. Many negative experiences relate to coverage limits and contracts, so I would advise any homeowner to read the fine print carefully.

AFC Home Warranty pays up to $3,000 per item per membership term. It’s important to note that if you buy a three-year policy, that is your term. If you had a $3,000 HVAC repair in year one and it broke again in year three, it would not be covered. Limits on other items range from $150 – $300.
