Home Warranty of America offers five plans: Premier and Premier Plus for existing homeowners and Gold, Platinum, and Diamond plans for home buyers and sellers. According to Home Warranty of America’s website, the Premier Plus plan includes 30 items that are not usually covered by home warranties. We’ve outlined Home Warranty of America’s coverage in our guide below.

Home Warranty of America cost

Home Warranty of America costs between $41 and $53 per month. This is based on the quotes our team at House Method received. However, HWA’s prices vary by the type of plan you need (existing homeowners, buyers/sellers, and realtors will have different home warranty plans to choose from), your home’s location, and the level of coverage you choose.

To receive a personalized quote, go to HWA’s website. Next, select which plan you need—exisiting homeowner, buyer/seller, or real estate agent. Then, choose the state in which you live from the dropdown menu. A new page should load and show you the HWA coverage available in your area.

Service fee

In addition to the plan’s premium, which can be paid in monthly or annual installments, Home Warranty of America’s customers will pay a service fee to a pre-approved technician every time they file a claim.

All home warranty companies charge a service fee—it’s how the professional service contractors get paid.

HWA gives its customers the choice between two service fees—$75 or $100. By choosing a $75 service fee, your premium will cost a bit more whereas a higher service fee of $100 will lower your monthly or yearly payment.

After reviewing dozens of home warranties, the House Method review team has come to the consensus that a higher service fee is worth the lower premium. That’s because homeowners file an average of two home warranty claims per year.

* Most home warranty companies will replace a covered item that is beyond repair. However, home warranty companies are often not liable for matching the brand, dimensions, or color of the replacement item. If energy-efficient appliances and systems are important to you, Home Warranty of America offers a GreenPlus plan as an optional add-on that covers the following when a covered item must be replaced:

  • Covered items will be replaced with an Energy Star qualified product
    • Includes dishwasher, refrigerator, and clothes washer
  • Covered heating systems will be replaced with a 90% efficiency model
  • Covered water heaters will be replaced with a tankless model

** All home warranty companies limit the amount of money they’re willing to pay out for each covered item. We consider coverage caps above $500 to be generous. Home Warranty of America offers an OrangePlus plan as an optional add-on that covers the following:

  • Water softener
  • Code violations and permits up to $250
  • Increase coverage cap on professional series appliances up to $2,000
  • Increase coverage cap on toilet replacement up to $600
  • Disposal of defective equipment
  • Re-key up to six locks including deadbolts

Coverage length

Existing homeowners will enjoy one year of home warranty coverage while buyers, sellers, and realtors will get 13 months of coverage.

Coverage exclusions

Home Warranty of America may deny claims for the following reasons:

  • The broken item or part is not covered by your home warranty plan
  • The broken item failed due to a manufacturer’s defect
  • The broken item failed due to rust or corrosion
  • The broken item failed due to improper installation or modification
  • The broken item failed before the start date of your home warranty coverage

All of these coverage exclusions are standard across most home warranty companies. We recommend that customers read their HWA sample contract closely to determine what is and is not covered.

Home Warranty of America claims

Customers should notify HWA of a problem with their covered appliance or system as soon as it’s discovered. You can file a claim 24 hours a day, seven days a week, 365 days a year by calling HWA at 1-888-HWA-RELY or online here. HWA also offers live chat on its website.

HWA is responsible for approving claims and determining whether a claim is an emergency.  A service contractor will be dispatched to your home within 48 hours.

Your service fee ($75 or $100) is due to the contractor at the time of their arrival. Covered home repair services are guaranteed for 90 days and parts are guaranteed for 30 days. This means that HWA won’t charge you a second service fee if the covered item breaks again within this timeframe.

It’s important that you do not hire your own contractor to perform the repairs. HWA will not reimburse customers for hiring a professional outside of its network.

More about Home Warranty of America

Years in business

Home Warranty of America has been in business for 22 years. This is impressive for a home warranty company. The industry itself is only 48 years old. House Method was impressed with HWA’s user-friendly platform given its time in the business. Many new home warranty companies lack an online presence, which we find puzzling, but HWA offers live chat and free online quotes—no contact information necessary.

Home Warranty of America ratings

Although Home Warranty of America is BBB-accredited, the Better Business Bureau has not rated HWA. This is due to a pattern of complaints that the BBB is evaluating. Customers have reported HWA as unresponsive to their inquiries. Our team at House Method continually updates our reviews with accurate data, so we will continue to check the BBB’s website for an updated rating as soon as it’s posted.

Consumers Advocate gives HWA 7.2 out of 10, which is “very good.” It attributes its Home Warranty of America review to the company’s unique coverage and 24/7 claims process. HWA did not receive a perfect score due to its higher costs.

Our conclusion

House Method gives Home Warranty of America 3 out of 5 stars.

We love that prospective customers can get a free quote without entering their phone number and email address, meaning they won’t receive a million messages just to find out how much a home warranty plan costs. Our team also appreciates the optionality of choosing a higher service fee for a lower monthly premium.

HWA’s live chat; its variety of plans for homeowners, sellers, and buyers; and the optional coverage for specialty items also boosted HWA’s rating.

However, the pattern of complaints on the BBB does make us a bit skeptical. HWA’s pricing also lands on the higher end of the spectrum. Read the reviews below to determine whether HWA is the right provider for you.

Home Warranty of America reviews

Below are some Home Warranty of America reviews that have been published on the BBB’s website in the past year.

Ashley W. on May 25, 2018:

We have had HWA for one year now. During our time with them, we have had to submit two claims and have had both our furnace and water heater replaced. Both times they were extremely prompt with their service.

We called yesterday about our water heater, they immediately processed our claim and gave me the number to call for a technician. The technician came the next day and was able to promptly complete and submit his inspection, and HWA approved the replacement within minutes. All said, the hot water heater was replaced and fully operational within 24 hours of when we filed our claim. I am extremely impressed. Keep up the good work!

Eddie K. on May 2, 2018:

Their turnaround time is usually within 24 hours.

Kenny B. on January 5, 2018:

Five-star review of Chicagoland Heating and Cooling and, of course, HWA for helping me when I was in need yesterday! Woke up to it only being 51 degrees in our house yesterday. Yikes—it was chilly, to say the least. I called HWA to file my first claim as a homeowner. I made the call to HWA at 11:30 a.m. spoke with a very nice woman whose main goal was to get me a vendor ASAP.

No joke, the second I hung up the phone, Steve from called me and said he could be out to my home in 30 to 45 minutes. Just like that, he was at my front door! Turns out my gas valve needed to be replaced and the filter needed to be changed as well. [It was] replaced, [Steve] collected the trade call fee, and [he] was onto his next job. We have heat and all is good again!
