BFS Home Warranty is one of the oldest home warranty companies in the industry, with nearly 50 years in business. Originally established in 1973 as Broward Factory Service, a heating and HVAC repair company, the company now leverages its HVAC repair and replacement division for BFS Home Warranty customers.
In this 2020 House Method review, we help you decide whether a BFS Home Warranty plan is the best home warranty available for your property. Below, you’ll find an overview of the company, details about plans and pricing, a comparison of BFS against other home warranty companies, and BFS Home Warranty reviews.

BFS Home Warranty offers three coverage plans—Basic Plan, Deluxe Plan, and Platinum Plan—for an average cost of $25–$59 per month. Add-ons are available for any of the three warranty packages and includes coverage for a second oven, pool or spa, additional air conditioners, second refrigerator, additional dishwasher, and other items.
The following plan pricing is based on home protection plans for a single-family home. If you’re buying a home warranty for a condo, townhome, mobile home, or duplex, pricing will vary.
Basic Plan: $25.00 per month ($300.00 per year). This is BFS’ most basic and affordable home warranty plan. It covers 12 items including two air conditioning units, plumbing, and electrical.
Deluxe Plan: $45.83 per month ($550.00 per year). With this BFS plan, customers will receive coverage for everything under the Basic Plan, plus coverage for a few more systems and appliances.
Platinum Plan: $58.33 per month ($700.00 per year). The Platinum Plan offers nearly comprehensive coverage and is the most expensive option.
Optional Coverage: If you want to cover additional items, such as your pool or spa, you can include this coverage with your plan for an additional cost.
Note: For the Basic and Deluxe plans, customers are required to pay a $55 service fee for every service visit. This fee is lower than the industry average of $75. Customers with the Platinum Plan don’t have to pay a service fee.
To truly understand what comprehensive home warranty coverage means to consumers, our team at House Method surveyed 1,000 homeowners and asked them which systems and appliances are the most important to them.
From our findings, we determined that the top items that mattered most included the electrical, plumbing, and air conditioning systems and the refrigerator, washer/dryer, and oven/stove/range.
Here’s how those findings compare to BFS Home Warranty coverage:
BFS doesn’t offer coverage for refrigerators under its Basic Plan, however, it does provide coverage for this appliance under its Deluxe and Platinum Plans. All functional components and parts including the integral freezer and ice maker are covered.
Most elements of these appliances are covered, with the exception of the following: Meat probe assemblies, rotisseries, sensi-temp burners, ceramic or glass stove tops, and range hoods.
Clothes washer and dryer
Like the refrigerator, the clothes washer and dryer are not covered under the BFS Basic Plan. All functional components and parts are covered, except the tubs, lint and filter screens, soap dispensers, and clothing damage.
Standard switches, outlets, circuit breakers, short circuits, in-wall switches, and receptacles are covered. Door bells, alarms, intercoms, electrical breaker panels, main breakers, ground fault breakers, power failures or surges, and inadequate wiring capacity are not covered.
With a BFS home warranty, customers will receive coverage for up to three bathrooms. Washers and seals in faucets, floats, washers and seals in toilet tanks, and leaks in water and drain pipes are covered. Here are a few items not included under plumbing coverage: fixtures, bathtubs, showers, shower enclosures and base pans, sinks, toilets, faucets, tubs, wax rings, water valves, or any water damage.
All functional parts and components of central air conditioners, built-in wall units, and heat pumps are covered, except the filters, filter dryers, grills, ductwork, flues, vents, electronic air cleaners, window units, water towers, humidifiers, and programmable thermostats.
Coverage begins 30 days after customers sign up for a home warranty. The coverage term for a BFS Home Warranty service plan is 12 months, after which time customers are given the option to renew their plan.
Replacement limits for some items covered by BFS Home Warranty contracts are as high as $1,500. In other respects, coverage caps and limits for BFS Home Warranty are standard for the industry, with most home appliances and systems limited to $500 annually in coverage.
BFS Home Warranty also states that unknown pre-existing conditions are only covered if a home inspection is performed within 60 days prior to the warranty’s purchase. It’s worth noting that BFS doesn’t cover faults due to insufficient maintenance.

BFS Home Warranty provides coverage in only four states: Arizona, Florida, Nevada, and Texas. If you don’t live in one of these states, check out our State Home Warranty Guides to compare the best home warranty companies in your area and find the right home protection plan for you and your home.
Overall, BFS Home Warranty is one of the most affordable home warranty companies in the industry, offering monthly premiums as low as $25 and deductibles as low as $55—prices that are both well below the industry average.
As a small company, BFS doesn’t offer 24/7 phone lines or service like other home warranty companies do. However, despite its limited availability and limited nationwide coverage, it has 18 offices and many customer service representatives that respond quickly to claims and customer complaints.
Coverage-wise, we don’t think it offers the best system and appliance coverage under its most basic plan, but its Deluxe and Platinum plans make up for that lack of coverage.
If you’re interested in purchasing a home warranty from BFS, consider going to their website and checking out the plan options available. All terms and conditions are outlined clearly and the company even has a sample service contract for you to take a look at before signing up for coverage.

Unfortunately, if your primary residence or rental property isn’t located in Texas, Arizona, Florida, or Nevada, your home will not be eligible for a BFS Home Warranty. Below, we’ve listed three alternative home warranty providers that are some of the best in the country.
Your home’s major systems and appliances are bound to fail at some point during their lifetime. If this occurs during the timeframe in which you own the home they are in, you can incur costly repair and replacement fees. A BFS Home Warranty helps you avoid these costs and relieves you from the headache of finding a qualified service contractor.
Yes. In fact, buying a home warranty while your house is on the market may increase the value of the home, decrease its time on the market, and keep major household appliances in working order.
Yes, coverage is renewable after 12 months. Terms of coverage and pricing may vary, so read your contract to determine what renewing your plan looks like.
There are two ways to file a claim for service with BFS Home Warranty:
While the customer portal is available 24/7, customer service representatives are only available by phone during working hours.
BHS Home Warranty has 18 local service centers in the four states it services, meaning that company-employed technicians are typically able to arrive the next day. In emergency situations, service is guaranteed and work is performed within 24 hours.
Yes, if your system or appliance cannot be fixed, your Broward home warranty will replace it. Terms and conditions from BHS Home Warranty outline details for replacements.
Yes, with a BFS warranty, you’ll have full protection from day one of coverage, protect yourself from unexpected repair costs and replacements, and have peace of mind as you move in. The company also offers an annual A/C tune-up from BFS technicians.
House Method gives BFS Home Warranty 3.45 out of 5 stars. Its limited nationwide availability makes it difficult to recommend to all consumers, but it still provides adequate coverage at some of the most affordable pricing in the home warranty industry.
