    Sellers can use home warranties to their advantage in two different ways during the real estate sales process.

    The first is by securing a home warranty plan before you sell so you can use the coverage to repair any home appliances and systems with problems (look out for providers excluding preexisting issues). The home warranty can also promptly resolve appliance and system issues that a home inspection uncovers during the closing process. Some (but not all) providers will let you transfer the home warranty plan to the buyers after your sale.

    The second way is by securing a home warranty in the buyer’s name during or after closing. This incentive gives home buyers peace of mind that they won’t be on the hook for unexpected, expensive repairs and replacements right after plunking down a huge sum of money on their new home.


    Home Warranty Companies for Sellers I Didn’t Include

    During my research, I strongly considered First American Home Warranty (FAHW), a well-known home warranty provider, but chose not to include it as a top recommendation for sellers. My main reason is its lack of transparency about its true service area. FAHW claims to offer coverage in 35 states, but my personal experience suggests otherwise. To elaborate, it doesn’t directly serve all 35 states listed on its website. When I tried getting a quote for my current Indiana home, I was redirected to a third-party site. This third party then emailed me quotes from competing home warranty companies (Liberty, Choice, American Home Shield) instead of FAHW itself. That said, I did get a direct quote from FAHW for a colleague’s California home. 

    I also decided not to include Choice Home Warranty in my top picks for home sellers. Choice is dealing with an active consumer fraud lawsuit with the Arizona Attorney General, and I don’t feel comfortable recommending them until the case is settled. If the lawsuit uncovers credible evidence of widespread deceptive or fraudulent practices, I’ll certainly continue to not recommend Choice. As a seller, the last thing you want is to be associated with a home warranty company that has a questionable reputation, as it could potentially harm your sale.

The sample contract I received clearly outlined the coverage limits, which are significantly higher than those of many competitors. For example, AHS offers up to $5,000 for HVAC systems and $3,000 for pools, while others such as Liberty Home Guard often cap system coverage at around $2,000.

    Although American Home Shield’s monthly rates and service fees (ranging from $100 to $125 per service call) are above average, I believe the enhanced coverage justifies the extra cost.
