Achosa Home Warranty offers two base plan options for homeowners and home buyers: Advantage and Advantage Plus. The Advantage and Advantage Plus plans cover the same mix of 17 essential home appliances and systems, with a $500 difference in annual payout caps on HVAC and hot water heater coverage.
Home sellers can secure six months of free coverage for their home while it’s actively listed on the market but are limited to the Advantage plan. The only catch to this Seller’s Advantage Program is the service fee is $150, compared to $100 for homebuyers, and payout limits are slightly lower.
Based on the company’s online policy brochure, it appears Achosa offers a specialty basic plan level, called the Homeowner’s Core plan, exclusively to residents of Idaho.

Achosa Home Warranty has 13 optional add-on coverage items available to homeowners wanting to maximize their home warranty plan. Like any other standard inclusion, add-ons have their limitations as well. Central air conditioning coverage is included in both the Advantage and Advantage Plus plan levels, though under slightly different payout limits. Achosa’s A/C coverage extends to all parts of ducted electric central air conditioner units. Window units, non-ducted wall units, humidifiers, swamp coolers, and components for geothermal systems are not covered. Advantage customers are covered for up to $2,000 per year, and Advantage Plus members are covered for $2,400.
Like air conditioning, Achosa will cover all parts of ducted central heating units (including heat pump systems and packaged HVAC systems). Therefore, this coverage does not extend to space heaters, electronic air purifiers, UV lights, chimneys, fuel storage tanks, or components for geothermal systems. Advantage policyholders are covered for up to $2,000 per year, and Advantage Plus customers are covered for $2,400.
Achosa will cover a wide range of plumbing system failures and stoppages, so long as they occur within the perimeter of the home’s main foundation. Interior pipeline leaks and breaks, fixtures and faucets, shower valves, pressure regulators, relief valves, and interior hose bibs are all covered. Achosa won’t cover ejector pumps, grinders, shower and tub enclosures, toilet bowls, commodes, or water softeners. Both plan levels include $1,500 of annual coverage, which includes $500 for access and restoration to concealed plumbing.
All primary parts of clothes washers and dryers are covered except for plastic mini-tubs, soap dispensers, filters, lint screens, knobs and dials, venting mechanisms, and damage to clothing. The annual payout cap for both plan levels is $500.
Achosa’s interior electrical system coverage includes main electrical panels, outlets, switches, wiring, subpanels, and doorbells. Policyholders won’t be covered for damage related to power surges, low voltage systems, inadequate capacity, or any solar components. Both plan levels are entitled to up to $1,000 in approved repairs or replacements per year.
Refrigerator coverage is designed to protect primary refrigerators in the main kitchen area. All primary parts and components are eligible for coverage except for racks, shelves, handles, lighting, interior thermal shells, door seals, gaskets, hinges, glass, AV equipment, and internet connections. Wine coolers and mini-refrigerators are also not included. Advantage and Advantage Plus customers are covered for up to $1,000 per year in refrigerator repair or replacement costs.
Like all home warranty service providers, Achosa will only take on costs for home system and appliance failures due to normal wear and tear over time. Achosa customers won’t be covered for:
Achosa Home Warranty charges a $100 service call fee, or the actual cost of the necessary repair or replacement, whichever is less. Compared to other leading providers, Achosa’s service call fee sits higher than the industry average. Across the market, service fees tend to range between $60 and $150. You’ll be required to pay the $100 deductible each time you open a new service request with Achosa.
Achosa has a generous aggregate coverage limit of $25,000 per coverage per (12 months). In addition to this broader coverage cap, Achosa also has per-item limits. Across Achosa’s base plans, covered items in Advantage and Advantage Plus are only different in their payout maximums by $500.
All new Achosa customers are entitled to a 30-day money-back guarantee. You’ll receive a full refund so long as you haven’t yet filed any claims within your first month of coverage. After that 30-day window, you’ll receive a pro-rata refund of your paid premium for the remaining home warranty contract period. Regardless of when you opt to cancel, all policyholders will be required to pay a cancellation processing fee of 10% of the leftover service contract balance or $50, whichever is less.
