Achosa Home Warranty may not be as well known as other top-rated providers, but this Florida-based company brings versatile standard coverage options and a generous aggregate payout cap of $25,000 per year to 21 select states.

One key feature of Achosa home warranty plans is that policyholders can choose their own technicians. Though this gives customers more confidence in the professional dispatched to fix their issue, it can require a lot of back and forth for policyholders. Keep reading to learn more about Achosa and whether or not it might be the best home warranty company for you.

Our Take on Achosa Home Warranty

We’ve zeroed in on the key coverage details of 60+ reputable home warranty providers, including Achosa, using a rigorous five-point rating system defined in our methodology. Because Achosa Home Warranty has only been in business since 2018, plus its limited state availability, it’s received far less customer feedback than some of its older and larger competitors. While we still considered the few testimonials posted by Achosa policyholders, all other data compiled for this review was sourced directly through Achosa’s sample contract and customer service representatives.

Why Trust House Method

  • 63 companies reviewed
  • 41 key factors analyzed
  • 2,583 data points parsed
  • 885 homeowners surveyed
  • 57 service contracts scrutinized

House Method’s Experts collected and analyzed 2000+ critical data points to identify what makes a great home warranty company in the eye of the consumer. Our reviews team used this data to assess over 60 home warranty providers for coverage extent, annual cost, and national availability to provide unbiased reviews so homeowners can confidently navigate key decisions about their homes.

Achosa Home Warranty Coverage and Plans

Achosa Home Warranty offers two base plan options for homeowners and home buyers: Advantage and Advantage Plus. The Advantage and Advantage Plus plans cover the same mix of 17 essential home appliances and systems, with a $500 difference in annual payout caps on HVAC and hot water heater coverage.

Home sellers can secure six months of free coverage for their home while it’s actively listed on the market but are limited to the Advantage plan. The only catch to this Seller’s Advantage Program is the service fee is $150, compared to $100 for homebuyers, and payout limits are slightly lower.

Based on the company’s online policy brochure, it appears Achosa offers a specialty basic plan level, called the Homeowner’s Core plan, exclusively to residents of Idaho.

Coverage details for top systems and appliances

Air Conditioning

Central air conditioning coverage is included in both the Advantage and Advantage Plus plan levels, though under slightly different payout limits. Achosa’s A/C coverage extends to all parts of ducted electric central air conditioner units. Window units, non-ducted wall units, humidifiers, swamp coolers, and components for geothermal systems are not covered.  Advantage customers are covered for up to $2,000 per year, and Advantage Plus members are covered for $2,400.

Heating Systems

Like air conditioning, Achosa will cover all parts of ducted central heating units (including heat pump systems and packaged HVAC systems). Therefore, this coverage does not extend to space heaters, electronic air purifiers, UV lights, chimneys, fuel storage tanks, or components for geothermal systems. Advantage policyholders are covered for up to $2,000 per year, and Advantage Plus customers are covered for $2,400.

Plumbing Systems & Stoppages

Achosa will cover a wide range of plumbing system failures and stoppages, so long as they occur within the perimeter of the home’s main foundation. Interior pipeline leaks and breaks, fixtures and faucets, shower valves, pressure regulators, relief valves, and interior hose bibs are all covered. Achosa won’t cover ejector pumps, grinders, shower and tub enclosures, toilet bowls, commodes, or water softeners. Both plan levels include $1,500 of annual coverage, which includes $500 for access and restoration to concealed plumbing.

Washer and Dryer

All primary parts of clothes washers and dryers are covered except for plastic mini-tubs, soap dispensers, filters, lint screens, knobs and dials, venting mechanisms, and damage to clothing. The annual payout cap for both plan levels is $500.

Electrical Systems

Achosa’s interior electrical system coverage includes main electrical panels, outlets, switches, wiring, subpanels, and doorbells. Policyholders won’t be covered for damage related to power surges, low voltage systems, inadequate capacity, or any solar components. Both plan levels are entitled to up to $1,000 in approved repairs or replacements per year.

Refrigerator

Refrigerator coverage is designed to protect primary refrigerators in the main kitchen area. All primary parts and components are eligible for coverage except for racks, shelves, handles, lighting, interior thermal shells, door seals, gaskets, hinges, glass, AV equipment, and internet connections. Wine coolers and mini-refrigerators are also not included. Advantage and Advantage Plus customers are covered for up to $1,000 per year in refrigerator repair or replacement costs.

Not Covered by Achosa Home Warranty

Like all home warranty service providers, Achosa will only take on costs for home system and appliance failures due to normal wear and tear over time. Achosa customers won’t be covered for:

  • Known or unknown pre-existing conditions
  • Damage caused by poor routine maintenance, improper installation, or intentional misuse
  • Factory defects or any other flaws covered by the item’s original manufacturer’s warranty
  • Damage caused by natural disasters (fire, hurricanes, flooding, tornadoes) or any other scenarios that overlap with home insurance coverage terms
  • Removal or remediation of mold, mildew, rot, or fungus
  • Secondary damage as a result of a covered item failure (i.e., soot/burn marks on drywall surrounding an outlet due to an overloaded circuit or other electrical issues)

You’ll be required to pay the $100 deductible each time you open a new service request with Achosa.

Coverage Limits

Achosa has a generous aggregate coverage limit of $25,000 per coverage per (12 months). In addition to this broader coverage cap, Achosa also has per-item limits. Across Achosa’s base plans, covered items in Advantage and Advantage Plus are only different in their payout maximums by $500.

Achosa Home Warranty Reviews

As the fourth core category of our home warranty rating system, customer satisfaction and the perspective of past or present policyholders hold significant weight in our assessment of any provider.

Customer Reviews

We’ve excerpted both positive and negative reviews left by homeowners nationwide on the Better Business Bureau (BBB) that we felt most transparently depicted the Achosa customer experience. As a smaller company with limited state availability, Achosa’s BBB profile only showcases an average of 27 testimonials and seven complaints closed within the last year.

Here are a few of the BBB reviews from Achosa customers:

“I had my AC technician out for my routine maintenance and a leak was discovered. I called Achosa while the technician was in my home and within 8 minutes, I filed the claim, provided the diagnosis and the claim was approved for the $2,400 cap for replacement. Once the HVAC company completed the installment of my new system, they were paid over the phone with a credit card for the $2,400 and I only had to pay my part directly to the company. I have never experienced a claim going so smoothly with a home warranty company before now. Thank you!”

 TC, 07/15/2021

“My A/C went out and I contacted Achosa and had to call back the next day and give additional information they needed. They went ahead and approved for my A/C to be replaced with them paying the max for A/C. Even though I had to pay the difference, it was still worth saving the $2,400. My A/C was installed within 5 days from starting claim. I highly recommend Achosa Home Warranty company.”

– Tammy A., 06/01/2021

“I got a home warranty from Achosa for my new house that was only 4 years old. I didn’t expect to have any issues with a house that age. However, there was a nail in a pipe that caused leaking in the closet and when I called to get this covered, I was told no. They said they only cover normal wear and tear…”

Final Thoughts

Though Achosa Home Warranty stands out for the level of customizability it offers homeowners, its standard home warranty plans are overall more expensive than other competing providers boasting equally as comprehensive coverage. Achosa also only currently services 21 states which may leave you having to find a new provider if you decide to move out of state at any point. Cancellation isn’t free either.

One key feature of Achosa Home Warranty is that it gives homeowners the freedom to choose their own technician, which many companies don’t offer. Still, aside from the financial peace of mind, a major perk of a home warranty is that the company handles the clerical side of scheduling a home repair. Yet, in choosing your contractor, you’ll be responsible for orchestrating the communication between Achosa and the technician you hire. Because the service professional you hire isn’t pre-vetted by Achosa, repairs and replacements aren’t backed by a workmanship warranty.

Achosa’s roomy $2,500 coverage cap — at the expense of slightly higher monthly rates — will be most worth it for anyone who recently purchased a home with older appliances and systems more likely to break down. The best home warranty company for you will ultimately depend on your financial flexibility and the unique coverage needs of your home.

FAQ about Achosa Home Warranty

What is Achosa?

Achosa Home Warranty, a relatively new provider on the home warranty market, provides affordable yet comprehensive home protection plans for homeowners, sellers, and buyers alike. ‘Achosa,’ meaning “the power to choose,” aims to put power back into the hands of homeowners by offering customizable coverage options and the freedom to hire any technician of their choice, all with adequate financial protection.

How does Achosa Home Warranty work?

  1. To initiate a service request through Achosa, you’ll need to call their customer service center and speak to an Achosa representative to verify the issue as eligible for coverage. You may be asked to provide a previous home inspection report or other maintenance records.
  2. Once you’ve been approved, you’ll be responsible for connecting with a licensed contractor and scheduling a professional diagnosis of the problem in your home.
  3. After the failure is diagnosed, but before any repairs are made, call Achosa back to have your contractor provide an explanation of the issue and a formal price quote for the required maintenance.
  4. Following an approval from Achosa, you’re free to schedule your local contractor for a final repair.
  5. Then, once the repair or replacement is complete, call Achosa back to arrange compensation for the contractor. You’ll be required to pay the service call fee at this time as well.

Does Achosa cover mold?

Achosa Home Warranty will not cover the cost to diagnose, remove, or remediate mold, mildew, rot, fungus, or any other bio-organic growth.

How long does an Achosa home warranty last?

Homeowners and buyers signing up with Achosa can choose from home warranty plans lasting 12, 18, 24, or 36 months. Sellers who opt for Achosa’s free Seller’s Advantage real estate service will be covered for a six-month listing period, which can be extended in six-month increments after that.

House Method Home Warranty Ranking Methodology

At House Method, transparency and trust are our most important values for the reader. That’s why we took the time to create an objective rating system and score each home warranty provider according to our methodology.

We’ve done the homework for you and have researched over 50 home warranty companies so you can have the information you need to make the best choice for your home. Additionally, transparency and trust are our most important values for the reader.

That’s why we took the time to create an objective rating system and score each home warranty provider according to our methodology. Our team spent hours on the phone speaking to representatives from each home warranty company to get information right from the source. We also dug into the fine print on each company’s service agreement to make sure no detail was left out.

To make the most of our research, we developed a formula to objectively determine the best home warranty companies based on the following criteria:

  • Plans: Do they provide a variety of plan options? We looked at the number of plans each company offered and the flexibility of adjusting the plan.
  • Prices: How reasonable are the monthly fees and service fees in comparison to the industry average? We compared the costs of each company to competitors.
  • Coverage: How many items are covered in each plan? We looked at the number of items each company covers. We dig into all service contracts available to get all the details.
  • Customer service: How is the customer experience when calling the providers? Based on our phone calls, we were able to judge each company’s customer service.
  • Trust: What do customers rate the company? We looked into what customers are saying about their experience with the company.
  • Nationwide availability: How many states does the company cover? We found the number of states covered by each company.
  • Unique perks: Does the company offer discounts or cover special items? We looked for perks offered by each company that sets them apart from the competition.

How do we keep our data up to date?

We want to make sure we’re providing you, the consumer, with the most current data available for every home warranty company we’ve researched and rated. That takes significant effort but we feel that’s vital to providing you thorough and trustworthy reviews.

With that in mind, we have dedicated staff members who regularly update our database of home warranty research.

For those that want to come home to a house that is comfortable and functioning, a home warranty makes a lot of sense. For the price that a home warranty is offered, you will quickly learn that it is indeed a good value. At an average of around $40 per month, your policy will cost you just under $500 per year.

If you have ever had an appliance or a home system that needs repair, you probably understand quite well that you will quickly reach that $500 mark to get your home back up and running. Take your time to carefully consider your home warranty options, check around for discounts and then give yourself the peace of mind that you deserve.
