2-10 HBW seller coverage and buyer coverage

If you’re buying or selling a home, 2-10 HBW has specific home warranty coverage to help you during this transition.

Seller coverage

This type of coverage is complimentary where allowed by law (service fees are still applicable at the time of service). For example, in Florida, Seller coverage is $60. This coverage includes protection for the Seller’s major appliances, like the refrigerator, plumbing, and electrical.

Buyer coverage

If you’re a real estate agent, you can buy home warranty coverage for your client and protect them during their first year of homeownership. Coverage includes protection for the home’s major appliances and systems and can be renewed annually by the homeowner.

2-10 HBW Supreme Protection

Real estate agents can add on this protection to a home buyers warranty. It provides coverage for 40 additional items including appliances and plumbing, electrical, and HVAC systems.

The following are also covered under 2-10 HBW’s Supreme coverage:

  • Modifications up to $250
  • Permits up to $250
  • Haul away and disposal fees
  • Items covered under manufacturer’s warranty
  • Corrections to code violations up to $250

*Note: 2-10 Home Buyers Warranty charges an $85 service fee, which is average for most home warranty companies. This means you’ll pay $85 out of pocket each time your claim is approved and a technician is sent to your home.

Details for top 2-10 HBW systems and appliances

Our team at House Method wanted to rate home warranties based on the coverage they provide accurately. To better understand the coverage that matters most to consumers, we surveyed 1,000 homeowners and asked them which systems and appliances were most valuable to them.

We concluded that the top three systems people cared about were the electrical, plumbing, and air conditioning systems. The top three appliances that are the most important are the refrigerator, washer/dryer, and oven/stove/range.

Here’s what that coverage looks like under a 2-10 HBW home warranty:

2-10 HBW covers the following parts of a kitchen refrigerator: handles, hinges, ice crusher, beverage dispenser, and other equipment. Racks, shelves, interior thermal shells, food spoilage, and freezers which are not integral parts of the kitchen refrigerator, aren’t covered.

The handles, hinges, clocks, rotisseries, racks, knobs and dials, interior lining, glass/ceramic cooktops, self-cleaning mechanisms, and latch assemblies are covered under a 2-10 HBW plan.

Clothes washer and dryer

The following components are excluded from coverage: plastic mini-tub, soap dispensers, filter screens, knobs, dials, lint screens, and damage to clothing.

Under a 2-10 HBW plan, electrical system coverage includes wiring, switches, outlets, panels, and telephone wiring. It doesn’t cover wires outside the home or garage, electronic or computerized energy management systems, or lighting fixtures that are not hard-wired.

A few items are covered under a 2-10 HBW plan: leaks and breaks of water pipes, pressure regulators, waste lines and vent lines, assembly parts within the toilet tank, and shower, tub, and diverter valves.

Check out your home warranty contract for a complete look at what is and isn’t covered.

Air conditioning

The 2-10 HBW plans cover a variety of air conditioning units, from central A/C and heat pumps to geothermal systems, evaporative coolers, and built-in electric wall units. Coverage also includes thermostats.

Coverage length

Your 2-10 HBW coverage will begin 30 days after the sale. Contracts typically last for a year, with the option to renew at the end of the coverage term.

Coverage limits

Looking at your home warranty contract, you’ll see the maximum coverage limits for specific home systems and appliances, such as your septic system, refrigerator, toilet, and swimming pool. Here are just a few items and their associated coverage limits.

Home appliance or system2-10 HBW coverage limit
Septic system$500 per term
Swimming pool$1,000 per term
Toilet replacement$300 per toilet
Faucet repair/replacement$150 per faucet

In addition to these items, there might be other systems and appliances with designated coverage limits and exclusions. Review the terms of your home warranty plan before signing up, so you know exactly what’s covered and what isn’t. For example, A policy may cover an oven, but any racks, glass, and shelves within the range may not have coverage.

Note: 2-10 HBW covers only the failure of systems and appliances due to normal wear and tear. The company is not liable for:

  • Fixing pre-existing conditions
  • Damage due to misuse or natural disasters
  • Cleaning up hazardous materials, like mold and asbestos
  • Repairing cosmetic defects, smells, noises, or cleaning
  • Matching the dimensions or brand of a replacement if a customer does not participate in the Appliance Replacement Offer

Our take

2-10 Home Buyers Warranty provides comprehensive coverage at an affordable cost. Though they don’t let you choose your contractor for all cases, they will let you select your technician if one of their authorized contractors is unavailable.

Additionally, if you want to cancel your existing contract, you’ll only have to pay $25, which is lower than the standard $50–$75 that most home warranty companies charge.

Some other things we like about 2-10 HBW include their 24/7 customer service and dedication to resolving customer complaints. We believe this is why the Better Business Bureau gives 2-10 HBW an A rating—the highest we’ve seen across the home warranty industry.

Here are a few BBB reviews from 2-10 HBW customers:

Rex and Susan P., on May 10, 2017, said:

If you asked me 2 months ago to write a review of 2-10, it would have been negative. But I have to say that they really ended up going above and beyond to resolve my complicated complaint about my refrigerator. I’m renewing my plan because of their excellent customer service. Even my personal contractor complimented the customer service provided and felt like they were one of the better [companies] than most he’s dealt with. Thank you for working hard to resolve my complaint.

Maygan E., on May 25, 2017, said:

I submitted a claim for work I had completed prior to discussions with 2-10. (I am a new home owner and forgot I received the warrantee). I submitted the claim via email (the website is not user-friendly), but had a real person call me back. It took 7 days for a return call. Since I had supreme service with the septic supplement, they agreed to pay half the bill (awaiting payment). If I had gone through the correct process, he said they would have paid the complete bill. I was happy with the outcome, especially after reading some of the horrible experiences.

House Method’s editor, Kelsey Roadruck, is a 2-10 Home Buyer Warranty customer. This is her 2-10 Home Buyers Warranty review from March 22, 2019:

I bought my first house in November 2018. I was so glad that the sellers transferred their home warranty coverage to me as part of the home sale. Being a first-time homeowner, a one-year home warranty eased my mind when the thought of expensive home repairs rained on my parade of buying a house I loved. The house is 19 years old with all original appliances and systems. Our home inspector was surprised to find that all of these components were still in working order despite being well past their expected expiration date.

I saw how helpful a home warranty could be when the sellers agreed to the majority of my repair requests while the house was still under contract. They were able to streamline a lot of the maintenance through their 2-10 Home Buyers Warranty plan.

In reviewing 2-10, I was pleasantly surprised when I logged into my own customer portal to find a really user-friendly interface. I was able to find the online claim center and a copy of my service agreement really easily. 2-10 Home Buyers Warranty even provides home maintenance checklists online to help homeowners prevent broken appliances and systems. This gave me the feeling that 2-10 really does invest in customer satisfaction.

FAQs about 2-10

What is a 2-10 Home Buyers Warranty?

2-10 Home Buyers Warranty is a home warranty company that offers coverage to homeowners, real estate agents, and home builders. Its home warranties are optional service agreements that homeowners can purchase to protect their home’s core appliances and systems.

How does 2-10 Home Buyers Warranty work?

When a covered item breaks, 2-10 Home Buyers Warranty customers can call 800-775-4736 or sign in to their online customer portal. They explain which item is broken and describe the problem they’re experiencing. The 2-10 HBW customer service team aims to approve claims within 48 hours.

After your claim is approved, 2-10 HBW will assign a pre-approved service contractor to assess the problem in your home. If there isn’t a contractor available, 2-10 HBW will allow customers to select a contractor of their choosing.

Frequently, it’s up to the home warranty company and the pre-approved technician to decide whether they can repair a covered item or if it needs to be replaced. Homeowners can either pursue the suggested repair or participate in 2-10 HBW’s Appliance Replacement Offer. The company will offer the customer $100 toward a new appliance of their choice.

Note: If the item is replaced, most home warranty companies are not responsible for matching the appliance’s brand, dimensions, or color.

Is a 2-10 Home Buyers Warranty transferable?

Yes, a 2-10 Home Buyers Warranty is transferable from sellers to buyers at the home sale.

Sellers can notify 2-10 HBW of the transfer, and the buyers will have a home protection plan for their first year of homeownership. The new homeowners will then have the option to renew their home warranty plan at the end of their contract term, often one year.

What is a structural warranty?

A structural warranty covers a home’s workmanship, distribution systems, and load-bearing components. It’s an excellent option for those building a new home and want extra protection on their investment.

Is a 2-10 HBW worth it?

As one of the longest-standing home warranty companies, 2-10 HBW has valuable experience caring for homeowners’ systems and appliances. Their coverage is comparable to other providers, and their pricing is slightly more affordable than the industry average. We believe 2-10 HBW is worth it if you’re looking for standard home warranty coverage.

Do I need to get a home inspection before enrolling in 2-10 HBW coverage?

No, a home inspection is not required to purchase coverage through 2-10 Home Buyers Warranty. However, we recommend getting an inspection done before signing up for coverage to be clear on the condition of your systems and appliances.

What’s the difference between a home warranty and homeowners insurance?

A home warranty covers your systems and appliances when they break down due to normal wear and tear. Homeowners’ insurance protects you in the event of natural disasters, theft, fire, and vandalism.
