Home Security of America offers coverage for both sellers and buyers. The company offers two home warranty plans:

  1. Basic Coverage Plan—Covers all major home systems and appliances with the exception of the septic system
  2. Buyer 7 Star Upgrade—Available for buyers only, covers all home systems and appliances in the basic plan with the addition of $250 of coverage for code violation fixes and $500 for the central heat, air, water heater, and other items

Coverage length

For properties not involved in a real estate transaction, coverage from Home Security of America begins 15 days after your enrollment and ends six to 12 months after the start date, depending on if you purchased the plan as a homebuyer or seller. The waiting period of 15 days is lower than the industry standard, which tends to be roughly 30 days. Your plan with Home Security of American can be renewed annually. Automatic policy renewal is also available.

If home warranty coverage is transferred to you as a homebuyer, coverage is effective the date of closing and continues for 12 months. If you purchase home warranty coverage for a home you’re selling, coverage is effective the date of application and continues for up to six months. For new construction, coverage begins on the first anniversary of the close of sale and continues for one or four years from that date. 

Coverage limits and restrictions

Estimated appliance coverage from Home Security of America is $300 and estimated systems coverage is $1,500. While the sample contract states that aggregate coverage is limited to $25,000 with a $5,000 limit per mechanical system, many sub-limits for specific items are listed throughout the contract. For example, interior plumbing systems are covered up to $500 aggregate per contract period, and roof leaks are covered for up to $750 aggregate.

Home Security of America states that its coverage protects listed systems and appliances within the “interior” of the main foundation of the home or in an attached or detached garage, those that are properly installed, those that become inoperative due to normal wear and tear, and those that are in proper working order on the effective date of your contract. Keep in mind that the Home Security of America Basic Plan does not cover improper installation or improper repairs, but the Buyer 7 Star Upgrade plan does.

It’s important to familiarize yourself with the Home Security of America warranty plans and terms of service. A sample contract is available online for you to read. Take note of coverage limits to certain systems and fine print about what Home Security of America will and won’t cover. For example, in the Basic Plan, the refrigerator is covered but the ice maker and beverage dispenser are not.

Additionally, HSA’s offerings for home buyers and home sellers differ. The optional coverage add-ons, like roof leaks, swimming pools, hot tubs, septic systems, washer and dryer, and more, are only available for home buyers purchasing their warranties.

Home Security of America pricing

Home Security of America coverage costs roughly $37$40 per month, depending on the state you live in. The company offers 6-, 12-, and 36- month contracts, the longer of which may decrease the monthly premium you pay. Check the fine print of your contract to determine if premiums are subject to increase year after year if you choose to renew annually.

What to expect with Home Security of America

Making a claim is relatively easy with Home Security of America, as they provide both telephone and online options to alert the company of the need for a repair or replacement. A Home Security of America-approved service contractor will perform the repair or replacement within 48 hours under normal circumstances. A contractor of your choice can be used, given the contractor is approved by HSA ahead of time. 

HSA notes that it isn’t responsible for matching dimensions, color, or brand of parts and materials that are replaced or repaired. They also reserve the right to use non-original manufacturer component parts. 

With regard to payment and fees, you can expect a $75 service fee with each separate trade call. If multiple visits are required for the same repair, you won’t be charged an additional $75 for each visit. In some cases, Home Security of America customers may be responsible to pay contractors directly and seek reimbursement from HSA afterward. HSA promises to reimburse its customers within 30 days of receipt of a paid invoice from the service contractor, and you can send receipts and other proofs of payment by fax or mail but not by email.

Coverage can be transferred to a new buyer by notifying HSA of the closing date and the buyer’s name. A copy of the settlement statement may be required for proof of sale.
